Important Guidelines for a Home Extension

These are important building control and completion certificate guidelines you must read and understand when getting a home extension in Scotland.

How it all works:

The architect will apply for a building warrant and when the council are satisfied with it they will issue the building warrant. This means from the award date of this warrant you then have 3 years to complete all building work and apply for a completion certificate.

Proceeds for this are as follows:

1. Earnock Builders will notify the appropriate council authority we are starting building work.

2. Earnock Builders will notify the council of various stages of the job. These stage are:

(i) The foundations have gone in.
(ii) The structure is going up.
(iii) The insulation is going in.

(iv) Any steelwork for ? out of taking walls down or new doorways.
(v) Photos of completed works and electrical certificates.

*** Please note, this must all be completed within 3 years of the date of the earlier mentioned building warrant being issued.

There are sometimes conditions where the customer will have to do work themselves and have to send us further evidence the work has been done so we can submit this with our own work when applying for a completion certificate.

It is the responsiblity of the customer to get the completion certificate sorted. Earnock Builders are happy to help and prove all our knowledge and experience as much as possible to get this done but again, this
must be done within 3 years of the building warrant being issued.

Earnock Builders cannot be held responsible for this if you don't ask for this or abide by the regulations of your building warrant.

We are here to help as much as we can, always seek advice if unsure and we can explain in detail exactly what you need to do in accordance with your building warrant before any work is undertaken. Contact us here for more information or call now on 01698 902010 for any home extension queries.
